Network Rail has awarded a £7.2 million contract to HBC Construction for the design and construction of a Maintenance Delivery Unit at the Blast Lane Depot in Sheffield. The project is scheduled for completion in 2027 and is intended to serve as a replicable model for future infrastructure under Network Rail’s ‘Greener Railway’ strategy.

The 15,000 sq ft facility will be built using a timber-frame structure. The design incorporates a rooftop solar photovoltaic array, heat recovery ventilation systems, and smart lighting controls to achieve operational net-zero carbon status. The project’s procurement followed a two-stage process, mirroring the method used for the HBC Construction MDU project in Barnetby.

A pre-construction collaboration between Network Rail and HBC Construction reduced the building’s planned footprint by over 25 percent. The depot is projected to save 850 tonnes of CO₂e over a 20-year period, an annual reduction of 42.5 tonnes compared to a conventional build. The site development also targets a minimum 10% Biodiversity Net Gain, which will be supported by pollinator-friendly landscaping.

This infrastructure development in Sheffield is concurrent with wider UK government investment programs for northern England, including the Northern Powerhouse Rail initiative. The standardized design of the Blast Lane Depot is intended to provide a costed blueprint for decarbonizing elements of Network Rail‘s property portfolio nationwide.
